The Project
Traugott was invited to collaborate with the owner’s representative as the design-build constructor, where we presented cost savings and material alternatives to best suit the existing soil conditions. This construction project is a single storey 324,708 sq. ft., 36’ clear, warehouse distribution facility with 59 truck level doors and 200 surface parking stalls.

The Challenges
The existing soil conditions presented a challenge as they required additional mixing, sorting, and compacting before they could be used in construction. Several cost-comparisons were required when analyzing imported soils/granular material compared to native soils. This project also required alternate scheduling for construction.
The Solutions
To meet the requirements of this project, Traugott reused existing soils and added manpower and heavier equipment to aid in additional mixing, sorting, and compacting. Traugott was able to implement the necessary alternative schedule in order to complete the project within the expected timeframe.
The additional manpower and equipment necessary to manage the onsite soil conditions were significant and placed pressure on both the budget and the schedule. Traugott worked closely and with a high level of transparency with the owner to propose the best management practices while minimizing costing and schedule impacts.
